Buying foreclosure before sheriffs sale in NJ?

Yes you are right in also thinking that the bank would rather approve a short sale than send it to foreclosure.

Turns out this is a "short sale" -DUH ! :P

I am aware of a house that the bank has taken legal (lis pendens
/foreclosure)action on, but has not yet scheduled a sale date with
 the
  County Sheriff.

If I contact the bank prior to scheduling- would they be interested
 in
selling the house before the auction>>--if I made an offer>

Would they benefit anything by doing this, or is it in their best
interest to let it go to auction>>

I am thinking they may save on legal fees and other fees due for the
Sheriff and want to sell sooner.

  Any (factual) ideas>
