It depends on the situation, there are several outs...best thing you can do is find a buyer for this property before the auction once your short sale has been accepted.

If at all possible get the deed. Too many times investors get burned. But if you are willing to take that risk, just for experience, that's totally up to you. Make sure they understand they will lose that deed anyway soon enough.

We recommend getting another corporation. It only costs $50 to set one up.
