Foreclosure Letter #1
Dear (insert name(s) of homeowner):
My name is Tom. It has come to my attention that your property may be in danger of public auction and I would like the opportunity to either buy or save your home. If none of this is true, then I sincerely apologize for any inconvenience this may have caused you by sending this letter.
If this is true, then I would like to talk to you about your home. I am a local Real Estate investor. I am not an agent. I like to help people, in fact there may be some things you can do to save your home. There are several different solutions you have as a homeowner which I can talk to you about.
If you have already listed your home with an agent or have found a temporary solution – that’s ok. Most people like to have a 2nd option “just in case”.
If you are interested in finding a workable solution to avoid any long-term effects, please contact me at 555-555-5555 or email me (insert your email address) at your earliest convenience.
I would be happy to talk to you about finding a workable solution to help you out of your situation.
Sincerely,
Tom Solver

P.S. – Let me know when we can discuss this and I’ll bring the pizza.
This is a very effective letter because homeowners can’t block their phone number when they dial an 800 number. So when they call to listen to your pre recorded messages, you also capture their phone number so you can follow up with them. Very, very effective.
Foreclosure Letter #4
This is the Tri-Fold letter. You will need to use your imagination when you put this together.
Fold 1 contents:
About me:
A brief description about who you are, your credentials, why you are doing what you are doing.
Fold 2 contents:
This is where the return address goes and the address of the homeowner in default along with your stamp etc.
Fold 3 contents:
There is a picture on the front of someone that looks like they need help? And it says “Need a Little Help?” Maybe I can assist you.
Fold 4 contents (inside):
I saw recently that a “Notice of Default” was recorded in the public records. I understand you may be having difficulty in making your monthly mortgage payment,
which is why I want to speak with
you. Time is of the essence, and the longer you wait, the worse this situation may get.
Right now, it is most important to determine your options. Do you need a smaller home, or a rental for a short period of time? Are you relocating to a different city? There are many ways I may be able to assist you.
First, if you need to sell your house, I can locate a buyer quickly. I am experienced with creative sales, which means I can structure a sale that stops the foreclosure, and puts cash in your pocket at closing.
Fold 5 contents (inside):
Second, I can assist you in finding a new home, either in the same area or across the country. I can arrange for a rental, a lease option, or a home purchase, whichever meets your needs.
A foreclosure on your credit report can ruin your credit for many years. It will be extremely difficult to qualify for a new home, a car, or even a department store credit card. Protecting your credit should be your first priority.
I can help by finding a buyer who can purchase your home quickly, and for a fair amount, before the foreclosure process starts.
If you need legal advice, please contact an attorney. If you want advice from a real estate professional, please give me a call today. The sooner we talk, the sooner we can develop a plan to help you out of your current situation.
Fold 6 contents (inside):
Insert your personal picture along with your name and contact information.
