I have tried on several occasions to contact home owners who are going into foreclosure and haven’t been successful.
I have driven to many of the properties involved only to find out the homes have been vacated. Using the white pages I have found the listed phone numbers of these home owners only to find out their lines have been disconnected.
How do I make any progress finding home owners to talk to?
I use the local legal pages to find houses going into foreclosure.

Well you could always call up a PI or a skip tracer, generally they’ll set you back between $100-500 or maybe search tax rolls to see if the owner may own other properties-(so you could market to other address provided)
1. Phone Search – look up in phonebook . Call that number, sometimes it has a forwarding number
2. Call 411 and ask for them by name
3. Go to Library – use a Criss-Cross Directory
4. Mail a Flyer with “Forwarding Address Requested”
5. Go to Post Office seeking “forwarding order”- might cost $1.00
6. Look them up at the Recorder’s Office – maybe they own another home.
7. Check with the Bankruptcy Courthouse. It’s public info and many times has new address as they just filed Bankruptcy.
8. Find a local Skip Tracer as stated in the other post.
9. Ask the Neighbors
10. Lots of others but you will have found them already if you do 1-9
